      How it works

      Total cost is the sum of three independent pieces, each with its own published range: new material and labor, tearing off and disposing of the old roof, and a typical permit fee.

      total = (squares × materialPerSquare) + (squares × tearOffPerSquare) + permit

      • Material + labor — installed cost per square, varying by material grade (3-tab, architectural, metal, premium).
      • Tear-off — scales with how many existing layers need removing, per square.
      • Permit — a flat, unscaled range, since it doesn't grow with roof size the way material and labor do.

      Worked example

      A 2,000 sq ft roof (20 squares), architectural shingles, one existing layer to tear off, with a permit included.

      Material + labor. 20 × $400-$600 = $8,000 - $12,000.

      Tear-off. 20 × $50-$80 = $1,000 - $1,600.

      Permit. $100 - $500 (flat, check your local building department for an exact figure).

      Estimated total. $9,100 - $14,100.

      Why is tear-off a separate line item?

      Metal roofing spans a huge range of products — from economical exposed-fastener corrugated panels to premium standing-seam systems — that price very differently.       Is the permit cost accurate for my area?

      Only roughly — permit fees are set locally and vary widely, from under $100 to over $1,000 in some jurisdictions. Check with your local building department for an exact figure; this calculator shows a typical national range as a placeholder.

      Does this estimate include a new roof deck or structural repairs?

      No — it assumes a standard tear-off and re-roof over sound decking. Rotten decking, structural repairs, or code-required upgrades (like adding ice-and-water shield where it wasn't there before) will add to the total.
